Areas of the bay

Banderas Bay spans two states and several distinct markets. Here is the read on each area: what defines it and which real estate product dominates there.

Nuevo Vallarta

Nayarit

The heart of this magazine. A master-planned stretch of the Banderas Bay coast, with navigable canals, a marina, golf courses and a continuous line of beachfront resorts and condominiums. One of the few points on the bay laid out from scratch for both residential and resort use.

Aria Ocean

Flamingos

Nayarit

The natural continuation of Nuevo Vallarta to the north, around the Flamingos golf course. A mix of beachfront condominiums, homes inside gated communities and golf-front lots.

Bucerías

Nayarit

A coastal town of cobblestone streets and a long, gentle beach, halfway between the airport and Punta de Mita. Its traditional center sits alongside newer residential developments inland.

La Cruz de Huanacaxtle

Nayarit

A fishing port with the largest marina on the bay. A village atmosphere with sailing life, a Sunday market and a band of condominiums looking out over the north side of the bay.

Punta de Mita

Nayarit

The headland that closes the bay to the north. A peninsula with calm water on its inner side and open Pacific swell on the other; the highest-profile residential area on the Riviera Nayarit.

Litibú

Nayarit

A cove between Punta de Mita and Sayulita, with a golf course and an open, lightly built beach. Still one of the areas where residential lots a few minutes from the water are being sold.

Sayulita y San Pancho

Nayarit

North of the bay, two surf towns with distinct identities: Sayulita, busier and more commercial; San Francisco (San Pancho), quieter and lower in scale.

Marina Vallarta

Jalisco

Puerto Vallarta's first master-planned area, next to the airport: a marina, a golf course and condominiums from the eighties and nineties that now sit alongside new construction.

Zona Hotelera y Versalles

Jalisco

The strip between the marina and downtown Puerto Vallarta. Versalles, just inland, went from a residential neighborhood to one of the city's hubs of vertical housing and everyday street life.

Centro y Zona Romántica

Jalisco

Puerto Vallarta's old town and the Zona Romántica south of the Cuale river: cobblestone streets, low buildings and the city's densest concentration of tourist housing.

Conchas Chinas y sur

Jalisco

The hillside south of downtown, where the sierra drops into the sea. Homes and condominiums on the slope with open bay views, and further south the coves of Mismaloya and Boca de Tomatlán.
